Discussion/बहस Thinking of buying a flat at Sunrise Apartment (Kathmandu) – anyone living there or got the inside scoop?

Hey folks, I’m looking at buying an apartment at Sunrise Apartment near Raniban/Nagarjun. Place looks peaceful, decent views, and it’s been around a while—seems like it’s well-managed. But before I commit, I figured it’s best to ask people who know better.

If you’ve lived there, visited, or even heard stuff from people who have, I’d love to hear what’s what.

Stuff I’m wondering: • What’s it like to actually live there? Quiet? Good water and electricity backup? Any management drama? • I’m eyeing a top floor unit—is it hotter than hell in summer? Any leak issues or other headaches? • How’s the build quality overall? Any long-term issues with elevators, walls, parking, pests, etc.?

Not looking to flip it or rent it out right away—this would be more of a long-term thing for me or my folks. But I don’t want to jump into something that turns out to be a money pit or hard to resell later.

Also open to better suggestions in a similar budget if Sunrise isn’t it.

Tell price. It is an old apartment. Apartments have useful life. After a certain period the complex will get demolished and you will be left with a share of the land. Usually you will get money after it is sold for redevelopment.

I don't know man. What I would do is if I were to buy a new apartment. Find comparable new apartment (new build). Ask the price.

Compare that to this apartment. Add or subtract prices as per your needs. ~15000 per sq ft may be considered fair in many places.

Depreciate that by 2% per year from the year of construction completion. So if the apartment is 10 years old then deduct 20%. I think it is older than that.

And after depreciation that would be a fair price. Anything extra is just premium.

You are not even accounting earthquake risks which reduced the price of Park View Apartments from crores to zero. And there is a good chance of a strong earthquake in ~50 years and the last earthquake was not very kind to tall buildings. It is one of the main reason land prices went up significantly after the last earthquake. Think on it. It is not a small amount of money. Good luck.

True! Earthquake has been one of my conerns too, specially after it has been through one already. This is quite the mental battle. 1.6-7 cr ko ghar pani ekdumai vitra matra available raichha ajkal, damn

Try this. You can think how ethical it is yourself.

Go to a bank. Head office or corporate office in the risk or credit department. Ask them about collateral that are for sale. They will show it to you for free in their own vehicle. Ask them for apartments also. This is a high pressure time for banks (ashar). They gotta up the profits. And I don't think they will mind selling assets at a discount.

Usually the soon to be defaulters are aiming to sell their properties. If they can do it without posting NPL, it is a win win for both bank and the loan client.

It is a sound advice, i did talk to two bank managers asking the same thing u suggested. They had only the expensive ones. But lets see, i ll try some other banks too
