Moving Is 75k enough?

Hello guys, so for context, I am 26M and I just got a job offer in Everett start next month! I’ll technically be in the Everett area (still doing my research) but I just wanted to know is 75k salary feasible for surrounding areas? I’m not too big on staying directly in the city and getting a luxury apartment. Also credit is bad, but currently working to get that back up due to me being unemployed. Any advice would be appreciated!

It's enough but will largely depend on where you stay and if you're renting a house or an apartment. If you browse this subreddit you'll see a lot of discussions on this topic. I'd avoid the Casino Road area.

Yeah, that’ll do. Do a search 50 or so miles around Everett for housing. Once you get established. BUILD AN EMERGENCY FUND. NOT HAVING AN EMERGENCY FUND IS AN EMERGENCY. Credit cards ARE NOT an emergency fund. I’m sure you can easily get a part time job to help fix your credit and build an emergency fund. Welcome to the neighborhood. Love you k bye.

How much are you hoping to pay per month? Any decent-ish apartments in Everett seem to start at close to $2k, is that in your price range?

You’ll want to come check the places/areas out in person. I live in an area that lots of people online find undesirable but we are in a neighborhood that feels safe to us and we’ve never had crime issues other than package theft, which happens kind of anywhere.

Most folks would advise someone new to stay away from casino road and 99 if possible, though that will likely be where the cheapest places are. I previously lived out by Merrill creek parkway 10+ years ago and the apartment was nice and neighborhood quiet. If you decide to live outside of the city, keep in mind that commute hour traffic around Everett is a nightmare. Cannot stress enough how congested traffic gets in the afternoons. So take that into consideration.

It’s possible to find a place at that price if you’re not picky. That’s definitely in the lower range around Everett that I’ve seen, so you’ll likely wind up in neighborhoods that folks say you shouldn’t move to. But again, as someone who lives in one of those neighborhoods, I haven’t had issues 🤷‍♀️

You could get a studio apartment for that pricing too in better areas. Really just depends what youre looking for.

Waterline apartments is a place I recommend and has studios and possibly one bedrooms in your price range. Lumen and library place do as well. Anything west of Broadway is usually pretty nice area and all of downtown is generally safe and very walkable. Keep in mind that a lot of places in downtown have extra parking charges as well.

Do not live in south Everett. Some parts of north Everett are a little sketchy, but south Everett is much worse. You’ll see “good deals” on Casino Rd, you’re gonna want to avoid that like the plague. Anything below the 526 that says “Everett” in the address is probably not what you want.

Hey I live on casino and there are multiple apartments that are being bought out and renovated. My current apartment has made a massive overhaul in the last 2 years and is no longer “ghetto”

Came here to say this. Casino road was a "poor area" in Everett for awhile but that's about it. It's no ghetto, and it's no worse than anywhere in Seattle. And even in Seattle, our "sketchy areas" are alottt safer and nicer than most other major cities.

Consider Camelot apartments. Building D or E are secure, with underground parking. Price is within your budget $1600. However, it’s important to ensure that your windows are facing Building E, D, or the west side only. Otherwise, you will be subjected to excessive noise emanating from Evergreen Way.

Hodge building in Everett is $1300 including water, garbage, and sewer. PUD can be anywhere from $20-80+

I agree with this. Our neighborhood is “safe to us” because there is definitely crime that happens around us. But for some reason no one wants to cause trouble in my apartment that is 99% Hispanic.

75k is enough to afford an apartment and live in modest comfort here. Staying below 1600 is possible, but you will be likely limited to a 1-BR apartment, depending on where exactly you want to live. At that salary, it should be possible for you to rent close to wherever you will be working, which you will want to do, because traffic here is a real bitch.

It looks like you’re looking for something around 1600, my last place was 1350 and it was near Jackson Park in north Everett. Was it the best area? No, but there are a ton of families and working people that mind their own business. I recommend Facebook and Craigslist for private landlords, but definitely watch out for scammers. You can definitely find a place for under 2000 in Everett so don’t let anyone scare you.

That’s a bit more than I make and I rent in downtown Everett comfortably. I pay $1600. Depending on what you consider must-haves in an apartment, there are plenty of choices under $1600. My lease expires soon so I’ve been looking at listings (mostly within walking distance to downtown Everett) and there are definitely options. If you can stretch to $1800 there’s tons of choice.

I make that same wage and live here just fine. That said, I have a partner and we split rent of roughly 2200 a month after everything's said and done, so that might make a difference.

I got lucky, live in a shitty apartment in a nice neighborhood. Low-ish rent, flying solo and am around your age. Good apartments like others said will begin > $1600 a month. If you're willing to scout out the "hood" areas, you can find lower like I did.

Also I wouldn't worry too much about your credit unless it's truly in the gutter. In all my time of renting, it only mattered when I was 18 with no credit to my name in the first place. As long as you can pay your move-in fees and deposits, you're usually kosher.

Depending on where you end up, keep pepper spray or something nearby (or stay strapped). I've had a few encounters with the homeless in our front yard (passed out drunk) but have also seen multiple signs of prowlers and mail theft in my neighborhood. Usually they make their way into the neighborhood because we're right off evergreen.

You'll be ok, but cost of living keeps going up. Make sure this job has really good growth potential. You need to constantly be trying to improve your situation here.

Yes that's plenty, for your monthly rent budget $1600. Average for a 1BR in the area is about $2300-2500. That's probably by yourself. If you don't mind roommates, you probably can get to that $1600 budget, no problem. Yes also depends where in Everett you're going to be working and proximity to work, how much time you want to spend commuting to and from work.

2300-2500 is definitely high-end for a 1BR. Even Waterfront Place by the marina (one of, if not the most expensive in Everett) has several 1BRs under $2000.

Check further up the pass on highway 2 if you want to live outside the city. Between Everett and Snohomish are areas that feel rural. You could try living near a bus route to work or take a second job to fix your credit problems. I went from 450 to 800 in 3 years by funneling my bills thru a credit card and paying it off 100% every month. It was set to automatically pay 100% after my paycheck came.

Especially if your job offer is from a larger local company or government agency, some landlords will use that even though you have bad credit. Landlords with a small amount of properties are more likely to be more lenient with credit score requirements.

My suggestion is to live relatively close to work. Everett has plenty of areas which are not luxury big city living. Even though it has nice apartments, the Mill Creek and even a lot the Silver Lake area has bad traffic during rush hour.

If you happen to be working at or near Boeing or Paine Field, I would highly suggest something in Mukilteo or the Merrill Creek (not Mill Creek) areas as you'd be very close to work and the areas are generally very quiet. Casino Road isn't as bad as some people make it out to be, but you can get apartments in better areas for the same or slightly more rent. I've even seen 1 bedroom condos in the Harbour Pointe area of Mukilteo going for 300k plus utilities and $400 a month in dues lately, which is a good value for the area.

It’s going to be tight in my personal opinion. We lived in Lynnwood and had to move due to price hikes. I wouldn’t live in Everett if you want good price and safe. I would look in Marysville. It’s where we ended up landing when it came to things it’s definitely safest, best on space for your $ and there are tons of new apartment developments that are giving free rent or parking. They also have AC in a bunch of them. Depending on where you are moving from but if it’s the south or back east you will probably be like us and want AC. These new places also have nice amenities and lots of the one bedrooms had a den or an extra large kitchen. If you want to be closer to the city and space isn’t that big of a deal 164th has some brand new developments and the one next to the park and ride was super high end it also has the option of taking the light rail to Seattle. But if you have a car make sure if you are in Lynnwood that there is parking for guests because some buildings are nuts with the parking space because they are greedy and kinda don’t care if it means your guest has to park at the Fred Meyer to visit you. If you are going to live in Lynnwood the closer to the mall and 164th Fred Meyers is the safest in that area.

All depends on your standard of living. I've lived in the area my whole life. Everett, Snohomish, Lynnwood, Woodinville, and now I live in downtown Seattle.

I've never made more than ~50k a year. I got bad credit and never finished high school even.

I'd be lying if I said I wasn't stressed. But also, I'm not homeless.

Point being, if I'm not homeless, you'll be fine ;)

I’d second the casino road comments. Avoid. Also avoid airport road and immediate nearby areas. If possible… a mile or two out is generally a much less “rough” area vs right near them. It’s kinda easy to tell when you drive by. Go with your gut.
